Florida's Save Our Homes amendment caps annual property tax assessment increases at 3% (or the Consumer Price Index, whichever is lower) for homesteaded properties. This means if your home's market value rises faster than 3% per year, your taxable assessed value grows much more slowly — saving you money on your annual property tax bill.
SOH Portability (also called Amendment 1 Portability) allows Florida homeowners to transfer their accumulated SOH benefit — the difference between their home's market value and assessed value — to a new homestead property. You can port up to $500,000 of this benefit, which reduces the new property's initial assessed value.
To qualify, you must have had an active Florida homestead exemption on your previous property and establish a new homestead in Florida within three years of abandoning the previous one. Both the old and new properties must be in Florida.
You can port up to $500,000 of your accumulated SOH benefit. The portable amount equals the difference between your prior home's market value and its assessed value, capped at $500,000.
Yes. If you move to a higher-value home, the full portable amount is transferred to the new property, reducing its initial assessed value. If you move to a less expensive home, the portable amount is prorated based on the relative values.
You must file a Portability Application (Form DR-501T) with your county Property Appraiser by March 1 of the year you are claiming the new homestead. Missing this deadline forfeits that year's benefit.
