The Story

Why I Built a Different Kind of Brokerage

After 15 years in real estate, working transactions in Chicago, the suburbs, and across South Florida, I kept noticing the same pattern. Some clients wanted to be in every conversation, review every document, and stay close to the process from listing day to closing table. Others handed me their keys and said: call me when it is done. Both approaches are completely valid. What was wrong was forcing both types of sellers into the same one-size-fits-all model with the same price tag.

Before I was a broker, I was a licensed General Contractor and builder. I have renovated, built, and remodeled properties across two states. That background changes every transaction I touch. I know what a foundation crack costs to fix. I know what a roof replacement actually runs. When a home inspector finds something, I can read it accurately and advise my clients on whether it is a negotiating point or a genuine repair obligation. That is the kind of knowledge that percentage-based brokers charge a premium for and then outsource to a contractor anyway.

Landmark Signature Realty operates on what I call the Hybrid Brokerage Model. It is a spectrum, not a binary choice. Sellers who are comfortable and capable can take an active role in the process and pay a flat fee for professional MLS exposure, paperwork, and compliance. Sellers who want full professional management, negotiation strategy, and hands-on guidance select our Platinum tier at 1.5%. Most sellers land somewhere in the middle, and our Bronze, Silver, and Gold packages are designed for exactly that. You pay for what you use. You keep what you earn.

I hold six professional designations across international real estate, luxury markets, negotiation, seller representation, buyer representation, and distressed property. I speak English, Polish, and German, and I have served clients from Colombia, Brazil, Argentina, Germany, Poland, and across the United States. Landmark Signature Realty is crypto and Bitcoin-friendly for clients whose liquidity is in digital assets. If your situation is complicated, that is usually when I do my best work.
