Common Questions

How is Landmark's flat professional fee different from traditional real estate fees?

Traditional listing arrangements charge a percentage of the sale price — often 3% or more — regardless of how much work went into the listing. Landmark charges a flat professional fee that stays fixed no matter what your home sells for. That means a seller keeping $50,000 more in their pocket on a $2M home compared to a traditional 3% listing arrangement.

Does the flat fee include MLS listing on BeachesMLS?

Yes. Every Landmark package includes MLS submission to BeachesMLS, the primary MLS serving Palm Beach, Broward, and Miami-Dade counties. Your listing syndicates to Zillow, Realtor.com, Homes.com, and 100+ additional sites. Full MLS exposure is standard — not an add-on.

What about the buyer agent compensation?

Buyer agent compensation is negotiable and separate from your Landmark listing fee. You determine what, if any, compensation to offer the buyer's agent. Your Landmark flat professional fee covers the listing and representation side only. We'll walk you through the options and market norms during your consultation.

Are there any hidden fees?

No. The flat professional fee shown is what you pay Landmark. There are no transaction fees, no administrative fees, and no percentage-based charges added at closing on the listing side. Standard closing costs — title, taxes, recording fees — remain the responsibility of the seller as they are in any transaction.

What if my home sells for more than expected — does my fee go up?

No. Your flat professional fee is locked in when you list. If your home sells for $50,000 above asking, your Landmark fee does not change. That is the core advantage of the flat-fee model: your listing cost is fixed, so your upside goes directly to you.
