The city's residential character means most residents drive for errands, though the Intracoastal and boat provide a unique form of local mobility.
Most of Lighthouse Point falls within FEMA AE or VE flood zones given its canal-heavy, low-elevation geography. Flood insurance is required for most properties with mortgages. Buyers should budget $2,000–$6,000 annually for flood insurance depending on elevation certificate and home construction. Many newer homes are built on elevated foundations specifically to reduce flood insurance premiums.
Most of Lighthouse Point is non-HOA, which is actually a selling point for buyers who want maximum flexibility: no restrictions on boat size, dock modifications, landscaping, or rental use.
