Step-by-step guide to selling your Plantation home for maximum value.

Plantation Living
Plantation is central Broward's best-kept secret: a mature city with an established tree canopy, oversized lots, and mid-century homes that offer space and character increasingly rare in South Florida's newer communities.
Plantation is one of the few Broward cities where quarter-acre to full-acre lots are common: rare space in a county increasingly dominated by townhomes and HOA-dense communities.
Plantation's stock of 1960s-1980s ranch homes on oversized lots attracts buyers who want space to renovate, expand, and customize without paying luxury-new-construction prices.
Central Broward location, quick I-595 and I-75 access, and proximity to major employers including Motorola Solutions and Signature Grand make Plantation a top executive address.
Good Broward County schools, Plantation Preserve Linear Trail, and quiet residential streets with mature tree canopy make Plantation a strong family-oriented choice.

Plantation Real Estate
The median list price in Plantation is approximately $590,000 as of 2026. Single-family homes on large lots range from $450,000 to $1.5M+ for fully renovated estates. Condos and townhomes start around $300,000. Plantation commands a premium for lot size and mature landscaping not available in newer Broward communities.
Plantation was master-planned in the 1950s with an emphasis on greenery, large lots, and residential quality. The result is a city with mature tree canopy, wide setbacks, and home sizes rarely available in comparable Broward markets. The Plantation Preserve Linear Trail, local parks, and tree-lined streets create a parklike environment unique to the county.
Plantation has an exceptionally diverse housing stock. Mid-century ranch homes on half-acre lots are the most sought-after. Many have been fully renovated with open-plan layouts and modern finishes while retaining their large lots. There are also newer gated communities, golf course communities like Jacaranda Country Club, and a significant condo market for buyers wanting lower maintenance.
Plantation averages approximately 40 days on market. The market is steady and well-supported by central Broward employment. Large-lot single-family homes move fastest: inventory in this segment is consistently low. The renovation market is active, with buyers purchasing older ranch homes for full gut renovations. Condos and townhomes are more abundant and offer better value for investors.
Plantation Acres is the most prestigious neighborhood: large lots, equestrian-zoned parcels, and estate-sized homes. Jacaranda is a golf and country club community with amenities and structured HOA living. Plantation Isles has waterfront canal homes with boat access. Fort Lauderdale's western suburbs bleed into eastern Plantation for buyers wanting urban access with suburban space.
Plantation is a solid family community. Broward County Schools serving Plantation include Plantation Elementary, Plantation Middle, and Plantation High School: all with acceptable to good ratings. The Plantation Preserve trail system provides green space for active families. The city's large lots mean children have room to play without dense townhome living. School performance, while good, does not reach Cooper City or Weston levels.
Plantation Preserve Linear Trail is a 1.5-mile greenway connecting parks along an abandoned railroad corridor. It is a community asset that supports walking, jogging, and cycling through the heart of the city. The Plantation Preserve Golf Course and Club sit adjacent to the trail. The preserve is one of Plantation's most distinctive quality-of-life amenities and contributes to property values in surrounding neighborhoods.
Plantation has exceptional freeway access. I-595 runs through the city providing direct east-west connectivity to Fort Lauderdale (15 min east) and I-75/Weston (10 min west). I-95 is 10 minutes east for north-south travel. SR-84 and Broward Boulevard provide surface road access. The Sawgrass Expressway is 20 minutes north. Fort Lauderdale-Hollywood International Airport is 20 minutes east.
Plantation is a safe, well-maintained city. It consistently performs above Broward County averages for both violent and property crime. The established HOA culture in most neighborhoods maintains community standards. The western sections near Weston are particularly safe and desirable. As with any urban Broward city, some eastern sections are denser and require neighborhood-level research.
Lot sizes in Plantation are one of its defining characteristics. Standard residential lots run 9,000-15,000 square feet. Plantation Acres has lots from one-quarter to one-plus acres. This is exceptional in a county where most newer communities squeeze homes onto 5,000-7,000 square foot lots. The lot premium is real: buyers consistently pay more per square foot for Plantation's space advantage.
Yes: Jacaranda Country Club is Plantation's premier golf community, offering 36 holes of golf, tennis, clubhouse dining, and social membership. The surrounding residential community features single-family homes and condos with golf course views. Membership is sold separately from real estate. Several other golf-adjacent communities in Plantation offer course views without mandatory membership.
Standard single-family homes in Plantation average $300-$420 per square foot. Renovated large-lot homes command $420-$580 per square foot. Condos range from $220-$320 per square foot. Plantation's large-lot premium is most pronounced in the Plantation Acres segment where the combination of land value and livable space drives prices above the standard market.
Plantation offers reliable investment fundamentals. Annual rental yields run 4.5-6% for single-family homes. The rental market is supported by Broward's large professional and corporate relocation market. Short-term rental activity is regulated but active near the BB&T Center area. Long-term appreciation in Plantation has been consistent: the large-lot constraint creates structural value over time.
Plantation sits between Davie and Weston in character and price. Davie has more equestrian and rural character with some of the county's largest lots at lower prices. Weston is newer, more master-planned, with higher prices and the county's top school district. Plantation offers the mid-century character, mature trees, and central location that neither neighbor provides. Each serves a different buyer profile.
Plantation has excellent retail and dining along University Drive, Broward Boulevard, and Sunrise Boulevard. Sawgrass Mills Mall is 10 minutes north: the largest outlet mall in the US. Amerant Bank Arena, home of the Florida Panthers NHL team, is in neighboring Sunrise. Fort Lauderdale's beaches and Riverwalk are 20 minutes east. The central Broward location gives Plantation residents access to the full county entertainment landscape.
